10 Tips to Make Your Wood Fence Last 20+ Years

A properly maintained wood fence can look great for decades. Follow these tips to protect your investment.

Why Wood Fence Maintenance Matters


An unmaintained wood fence can deteriorate in as few as 7–10 years. But with proper care, the same fence can last 20–25 years and still look great. Here are our top 10 tips:


1. Stain or Seal Within 6 Months of Installation


New wood needs time to dry out — but don't wait more than 6 months. A penetrating wood stain (not paint) protects against moisture, UV rays, and insects.

2. Clean Before Every Coat


Use a pressure washer on low setting or a wood fence cleaner to remove dirt, mildew, and old stain before applying a new coat. Never apply stain to dirty wood.

3. Stain Every 2–3 Years


Even the best stains wear down over time. Check your fence annually — if water no longer beads on the surface, it's time to re-stain.

4. Keep Plants Away


Ivy, bushes, and climbing plants trap moisture against the wood, accelerating rot. Keep plants trimmed at least 6 inches away from all fence panels.

5. Fix Loose Posts Immediately


A leaning post is the most common reason fences fail. If a post feels loose, pack new gravel around the base and add concrete to stabilize it before it gets worse.

6. Replace Individual Boards Don't Wait for Full Replacement


When you see one or two rotted boards, replace them immediately. Rot spreads to neighboring boards quickly.

7. Apply a Wood Preservative to Post Bases


The first 6 inches underground are where posts rot fastest. When installing, always use a post preservative or pressure-treated lumber rated for ground contact.

8. Check and Re-seal Metal Hardware Annually


Gate hinges, latches, and screws can rust and stain the wood. Apply a rust inhibitor to all metal hardware once a year.

9. Trim Trees That Overhang the Fence


Falling branches damage fence boards. Keep overhanging branches trimmed back, especially before winter storms.

10. Inspect After Every Major Storm


After heavy wind, rain, or ice storms, do a quick walk-along inspection. Look for leaning posts, cracked boards, and damaged gates. Early repairs prevent big expenses.
